NEXTAGE™ is moving from concept to physical Real Estate. The company is preparing its first Longevity Living developments in Miami and Dubai, two of the world’s most dynamic premium residential markets, and has established 2027 as the year in which its international strategy will move into execution. The objective is ambitious: to demonstrate that Real Estate designed for longer lives can become a new global residential category at the intersection of property development, longevity, wellness, hospitality, technology and artificial intelligence.

MIAMI AND DUBAI: TWO FIRST LOCATIONS, TWO DIFFERENT EXPRESSIONS OF LONGEVITY LIVING

NEXTAGE™’s first two international Longevity Living developments are planned for two strategically selected and deliberately different locations. In Miami, the first project is planned for the Brickell–Biscayne Bay area, where NEXTAGE™ intends to develop a premium urban and waterfront interpretation of Longevity Living, combining contemporary residences with large terraces, open views, adaptable architecture, wellness and fitness facilities, hospitality services, concierge, social spaces, intelligent building systems and personalised services capable of evolving with residents over time. In Dubai, the company plans its first Longevity Living community within the Dubai Hills Estate area, conceived as a lower-density residential environment with a stronger connection to landscape, greenery, walkability, sport, wellness, hospitality and Smart Living. Both projects will share the same underlying principles —privacy, autonomy, design, community, prevention, technology and flexible services— but they will not be replicas. Miami will represent the urban, international and waterfront expression of Longevity Living, while Dubai will provide the opportunity to create a broader Longevity Community in which architecture, landscape, mobility, technology and wellbeing operate as one integrated residential ecosystem.

FROM DEFINING LONGEVITY LIVING TO BUILDING IT

The announcement represents a decisive step in the development of NEXTAGE™. The company is moving beyond analysing how longevity will transform Real Estate and is preparing to create physical assets designed from the outset for longer, more active and less linear lives. The proposition is not simply to build housing for older people, nor to export traditional Senior Living into new markets. NEXTAGE™ starts from a much broader premise: societies in which people increasingly live for 90, 100 or more years will require homes capable of accompanying several stages of life rather than responding to one age group alone.

Longevity Living therefore seeks to combine adaptable architecture, wellness, hospitality, technology, community, privacy and services that can evolve over time. The objective is not to create buildings that look like environments designed for ageing. It is to create exceptional residential environments that continue to work as people’s priorities, physical capabilities, family circumstances and lifestyles change.

The question NEXTAGE™ wants Real Estate developers to begin asking is no longer simply how many square metres a property offers, or how much it can command per square metre. It is more ambitious:

How many years of a person’s life can this home accompany properly?

A GLOBAL MARKET MOVING TOWARDS WELLNESS, PREVENTION AND LONGER LIVES

The strategy arrives at a moment when the economics of the built environment are changing rapidly. The global Wellness Real Estate market reached approximately $876 billion in 2025, after expanding at an exceptionally fast pace since 2019, and current industry forecasts expect it to exceed $1 trillion during 2027 and approach $1.8 trillion by 2030.

Wellness Real Estate and Longevity Living are not interchangeable concepts, but the growth of the former reveals an important change in demand. Health, prevention, physical activity, sleep, nature, social connection, indoor environmental quality and wellbeing are increasingly moving from optional amenities into the core proposition of residential development.

For decades, Real Estate has largely been valued through location, floor area, construction quality, views and amenities. Longer lives add new variables to that equation: adaptability, autonomy, wellbeing, accessibility, community, mobility, service flexibility, environmental quality and technological readiness.

NEXTAGE™ intends to develop its first projects precisely at that intersection.

WHY MIAMI

Miami combines three factors that make it especially attractive for Longevity Living: demographics, wealth and one of the world’s most sophisticated premium residential markets. Florida had an estimated population of approximately 23.5 million people in 2025, with close to 23% aged 65 or older. Miami-Dade County alone has a population of around 2.8 million, with more than half a million residents aged 65+.

Yet NEXTAGE™’s interest in Miami goes far beyond age. South Florida has become one of the world’s leading destinations for private capital, second homes, international buyers, family offices and high-net-worth migration. The region’s luxury housing market continues to reach new price levels, while all-cash transactions remain unusually common at the top end.

Miami has also become one of the world’s most important markets for branded residences, where buyers increasingly expect much more than an apartment. They demand professional management, concierge, hospitality, wellness, services, privacy, security, design and a fully curated residential experience.

That evolution fits directly with the NEXTAGE™ thesis. Longevity Living is not primarily about age. It is about quality of life, freedom, autonomy, time and the ability of a property to remain relevant for longer.

The planned Miami development will therefore explore a model in which premium residential Real Estate, waterfront lifestyle, hospitality and longevity are integrated into a single proposition.

WHY DUBAI

Dubai represents a very different but equally compelling opportunity. Its population reached approximately 4.58 million by the end of 2025, after expanding rapidly as the emirate continued attracting entrepreneurs, executives, investors and international families. Its daytime population is even larger as a result of workers, tourists and temporary residents.

The Real Estate market is expanding alongside the population. Dubai recorded hundreds of billions of dirhams in property transactions during the first months of 2026 alone, while luxury residential investment and foreign capital continued to increase. The emirate has also become one of the world’s most important laboratories for branded residences, hospitality-led development, Smart City infrastructure and premium lifestyle Real Estate.

There is another reason why Dubai is particularly relevant for NEXTAGE™: longevity itself has entered public policy. The creation of the Dubai Longevity Authority and the broader objectives of the Dubai Social Agenda 33 demonstrate that healthy life expectancy, prevention, wellbeing and quality of life are increasingly becoming strategic priorities for the emirate.

Few cities combine rapid population growth, international capital, luxury Real Estate, hospitality expertise, advanced infrastructure, technology and an institutional ambition around longevity to the same degree.

Dubai therefore offers NEXTAGE™ the opportunity to explore a more comprehensive Longevity Community model in which residential development, nature, walkability, wellness, hospitality, smart services and technology can be integrated from the masterplanning stage.

TWO CITIES, TWO PRODUCTS, ONE GLOBAL THESIS

NEXTAGE™ does not intend to replicate the same building in Miami and Dubai. One of the central principles of Longevity Living is that longevity is global while Real Estate remains deeply local.

A product designed for Miami may not work in Dubai. Household structures are different. Buyers are different. Climate, regulation, mobility, land economics, culture, hospitality expectations and investment structures are different. For this reason, NEXTAGE™ intends to develop a methodology rather than a rigid property format.

Miami can explore a more vertical, urban, waterfront and internationally mobile interpretation of Longevity Living. Dubai can develop a stronger community proposition with more landscape, open space, wellness, technology and integrated services.

The common denominator will be the ability of each project to adapt to longer lives.

NEXTAGE™’S 2027 OBJECTIVES

2027 will be the year in which NEXTAGE™ intends to move its international Longevity Living strategy into execution. The first objective is to activate its two first flagship developments, one in Miami and one in Dubai, advancing through site selection, investment structuring, product definition, architectural design and development planning. These projects are intended to become the first physical demonstrations of NEXTAGE™’s Longevity Living methodology and the foundation for future international expansion.

The second objective is to establish a proprietary framework for Longevity Living development that can be adapted to different markets. That framework will consider not only conventional Real Estate variables such as location, floor area, CAPEX, pricing and operating costs, but also adaptability, autonomy, wellness integration, service flexibility, social infrastructure, technology readiness and the ability of a property to remain useful across multiple life stages.

The third objective is architectural. NEXTAGE™ intends to incorporate lifetime adaptability, Universal Design, invisible accessibility, biophilic design, acoustic and thermal comfort, natural light, circadian considerations, indoor air quality, mobility and prevention into projects without creating an institutional aesthetic. A Longevity Living home should not look adapted. It should simply look extraordinarily well designed.

The fourth objective is technological. NEXTAGE™ wants its first developments to be designed from the beginning for IoT, artificial intelligence, Digital Twins, predictive maintenance, intelligent building management and increasingly personalised resident services.

The fifth objective is to build an international ecosystem around the projects, bringing together investors, family offices, developers, architects, operators, hospitality groups, technology companies, wellness specialists and experts in longevity.

And the sixth objective will be to use Miami and Dubai as the foundation of a 2028–2030 international pipeline, identifying additional cities where wealth, demographics, mobility, lifestyle, Real Estate fundamentals and demand for new residential experiences create the conditions for further Longevity Living developments.

The ambition is not to create an identical global chain of buildings.

It is to create a new Real Estate development discipline that can be replicated without becoming standardised.

THE PRODUCT WILL NOT BE DESIGNED AROUND AGE

One of the most important principles of the first NEXTAGE™ projects will be that Longevity Living should not be designed around a predetermined chronological age.

A highly active 58-year-old and a highly active 72-year-old may want the same apartment, restaurant, fitness facilities, architecture, privacy, community, security and services. What distinguishes a Longevity Living development is that the asset should also be capable of evolving when circumstances change.

Accessibility can be designed invisibly from the beginning. Rooms can change function. Services can be activated or reduced as required. Technology infrastructure can be prepared for future capabilities that do not yet exist. Lighting can improve visual comfort and support circadian rhythms. Architecture can reduce risk without becoming clinical. Common areas can encourage social connection without forcing interaction.

The aim is simple: residents should not feel that they have purchased a product designed for ageing.

They should feel that they have purchased an exceptionally designed place to continue living.

FROM SMART HOME TO LONGEVITY LIVING OS

Technology may ultimately become one of the most distinctive elements of the NEXTAGE™ model. Modern buildings already generate information from access control, lighting, climate systems, energy consumption, maintenance, security, mobility and resident services, but most of those systems currently operate independently.

Artificial intelligence creates the possibility of connecting them.

A future Longevity Living OS™ could become the digital layer coordinating the building, the home and the resident experience. It could allow residents to request services using natural language, help operators anticipate maintenance problems, optimise energy use, personalise environmental settings and coordinate hospitality, mobility, wellness and community services.

Over time, AI agents may increasingly manage parts of this experience automatically.

The objective is not to turn the home into a surveillance environment or a medical facility. It is the opposite: to make technology increasingly invisible while allowing it to increase autonomy and remove friction from everyday life.

THE NEXT FRONTIER OF LUXURY MAY BE LONGEVITY

Miami and Dubai also provide exceptional environments in which to test a new interpretation of luxury. In both markets, the premium residential proposition has already moved far beyond square metres and expensive finishes. Affluent buyers increasingly expect service, convenience, wellbeing, privacy, experiences and personalisation.

Longevity could become the next layer.

This does not necessarily mean installing clinics inside residential buildings or medicalising everyday life. It may appear through better sleep environments, nutrition, fitness, recovery, nature, preventive services, social connection, environmental quality, mobility, concierge and architecture that enables residents to maintain independence for longer.

The ultimate luxury may no longer be simply owning an extraordinary home.

It may be owning a home that helps preserve the freedom to enjoy it for longer.

FROM DEVELOPMENT TO EDUCATION: CREATING THE PROFESSIONALS WHO WILL BUILD THE CATEGORY

NEXTAGE™’s international expansion is closely connected to the Longevity Living Real Estate Executive Program™, developed together with FIFTIERS™. The programme has been created to train investors, developers, architects, asset managers, operators, family offices, financial institutions and Real Estate executives to understand this emerging intersection between demographics, investment, architecture, hospitality, wellness, technology and artificial intelligence.
