Scheduled for completion in 2036, the new headquarters is envisioned as a 62,000-square-metre landmark with 15 above-ground floors, three basement levels and capacity for approximately 3,000 members. The architectural concept is presented under the Foster + Partners name and forms part of a new international chapter for FIFTIERS, which counts Jeff Bezos among its investors.
FIFTIERS has announced the beginning of the development of THE HOUSE OF FIFTIERS™ New York, a project conceived to establish in Manhattan the first major international institution devoted entirely to the Longevity Economy.
It will not simply be a corporate headquarters, a private members’ club or a business centre. It will be the place where one of the world’s most powerful concentrations of experience, wealth, investment capacity, leadership and consumer influence can come together, collaborate and help shape the economy of the coming decades.
The future New York headquarters has been created with the ambition of becoming the global centre for the generation transforming consumption, finance, technology, healthcare, luxury, real estate, education, tourism and investment.
THE HOUSE OF FIFTIERS™ will bring together entrepreneurs, investors, senior executives, founders, scientists, academics, institutions, international companies and public and private-sector leaders who share a common conviction: longevity is not merely a demographic matter, but one of the greatest economic opportunities of the twenty-first century.
The project is currently entering its initial strategic, functional and architectural development phase. The concept documentation places the building in Midtown Manhattan, New York, and proposes a total area of approximately 62,000 square metres, distributed across 15 above-ground floors and three underground levels.
The property is expected to reach an estimated height of 78 metres, with a total built area of close to 77,000 square metres when technical and underground areas are included, and capacity to serve an international community of approximately 3,000 members.
A New Institution for a New Economy
THE HOUSE OF FIFTIERS™ has been conceived as an international infrastructure from which investment, knowledge, innovation, business relationships and new initiatives connected to the Longevity Economy can be advanced.
The building will operate as a living ecosystem in which conversations can become partnerships, ideas can become companies and decades of accumulated experience can become a competitive advantage for businesses and societies.
Its architectural programme includes a 15-metre-high Grand Lobby, designed as the building’s principal ceremonial entrance. From this central space, visitors and members will access the FIFTIERS Business Club, the Executive Members Lounge, an Investor Lounge, executive offices, private meeting suites, premium coworking areas and dedicated facilities for international companies, organisations and institutions.
One of the building’s central features will be the Grand Auditorium, with capacity for approximately 500 guests. It will host congresses, investment presentations, international conferences and events focused on leadership, innovation and the future of the Longevity Economy.
The headquarters will also include an AI Experience Center, showcasing advanced applications of artificial intelligence for companies, professionals and emerging business models, together with a Longevity Experience Center presenting the latest developments in healthcare, wellbeing, prevention, technology, housing, mobility and quality of life.
Professional television and podcast studios, an executive library, a knowledge centre, contemporary art spaces, boardrooms, investment areas, private offices, confidential meeting suites and institutional event spaces will complete the building’s extensive programme.
A Global Club in the Heart of Manhattan
THE HOUSE OF FIFTIERS™ New York will incorporate one of the world’s most exclusive international business clubs dedicated to the Longevity Economy.
Members will have access to workspaces, meeting facilities, intelligence, networking, investment opportunities and international representation within an environment specifically designed to foster high-level relationships.
The project includes a fine-dining restaurant for members and guests, private salons, hospitality spaces, event areas, landscaped terraces and a Rooftop Sky Lounge offering panoramic views across Manhattan.
The upper floors will also include a Wellness Club, fitness facilities, treatment rooms, recovery areas and environments focused on physical and mental performance.
This combination of business, knowledge, wellbeing, technology and culture will create something that does not currently exist in the market: a permanent institution capable of physically and internationally representing a generation that continues to make decisions, build companies, deploy capital and lead organisations.
Foster + Partners and the Architectural Concept
The initial documentation for THE HOUSE OF FIFTIERS™ New York presents the conceptual proposal under the name of Foster + Partners, one of the world’s most internationally recognised architectural practices.
The concept combines the monumentality of New York’s great institutions with a contemporary interpretation of Art Deco, establishing a dialogue between Manhattan’s architectural heritage and a vision directed towards 2036.
The proposed façade will use noble materials including Indiana limestone, bronze and high-performance glass, with monumental vertical openings, a ceremonial entrance, integrated architectural lighting and landscaped terraces on the upper levels.
The objective is to create an immediately recognisable building with its own visual identity and the capacity to become one of New York’s new institutional landmarks.
The architecture is intended to communicate strength, permanence and long-term vision. The ambition is not to construct a conventional skyscraper, but to create a headquarters with the presence of Manhattan’s great historic institutions, adapted to the technological, social and business requirements of the decades ahead.
The final participation of the architectural, engineering and construction teams will be formalised and announced as the project advances through its technical and contractual stages.

Development Scheduled Through 2036
The preliminary timetable establishes 2036 as the target date for completion and inauguration of THE HOUSE OF FIFTIERS™ New York.
Before then, the project will progress through several stages covering planning, design, engineering, approvals, construction, fit-out and operational commissioning.
The initial phase, running through 2026 and 2027, will focus on defining the functional programme, master plan, architectural concept, operational requirements and institutional model of the building.
During this period, the project’s visual identity, floor plans, sections, axonometric studies, architectural renders, circulation systems, technological criteria and detailed spatial planning will continue to be developed.
Between 2028 and 2029, the project is expected to advance towards the definitive selection of its Manhattan location, the preparation of the executive architectural design, structural and engineering studies, sustainability planning, building systems, security and the processing of the required approvals.
Construction is projected to begin at the start of the following decade. The main structure and architectural envelope will be completed over several years, followed by interior works, technological integration, the installation of the experience centres, operational testing and final preparations for opening.
The official inauguration is planned for 2036, when New York will become home to the global headquarters of an institution created to represent and connect the generation controlling a decisive share of the world’s capital, knowledge and leadership.

THE HOUSE OF FIFTIERS™ New York will become the flagship of a future international network of headquarters.
The long-term vision is to extend the same institutional and architectural DNA to other leading economic capitals around the world.
